If you have lived in Thousand Oaks for more than a summer or two, the August calendar reads like a rerun in the best sense. Conejo Community Park fills up on a Sunday evening for a free tribute show. The 805 Night Market takes over the parking lot at The Oaks. Somebody you know is at the BLVD Beer Festival on the first Saturday. The Beach Bus makes its last runs to Zuma. None of that is new.
What is new sits between those events, tucked into strip-center pads and second-generation restaurant spaces along Thousand Oaks Boulevard and Moorpark Road. This month is quietly one of the more consequential stretches for the city's retail spine in years, and most of it is happening while everyone is at a concert.
The weekend map, in order
Here is what is on the calendar for a resident who wants to actually leave the house.
- Saturday, August 8 — BLVD Beer Festival at 280 E. Thousand Oaks Blvd. Starts at 1:00 PM, on the boulevard itself, walkable from most of the older tract blocks north of the 101.
- Sunday, August 9 — Wild Night, a Van Morrison tribute, at Conejo Community Park. Part of the Conejo Recreation and Park District's five-concert summer series, which the district has produced for over 46 years. The park sits at 1175 Hendrix Avenue off Gainsborough Road, and all concerts run 5 to 7 p.m. Bring a low chair. The onsite parking is reserved for disabled placards, so plan the offsite walk.
- Wednesday, August 12 — The Australian Pink Floyd Show at the Fred Kavli Theatre, 7 p.m., inside the Bank of America Performing Arts Center. A different crowd than the lawn seating at Hendrix, but the same civic building the city has been leaning on for its bigger draws.
- Friday through Sunday, August 14–16 — 805 Night Market Street Food Festival at The Oaks. The mall parking lot version of a food hall, which is a fair description of where a lot of Thousand Oaks eating actually happens now.
- Monday, August 24 — Los Yonics with Los Caminantes at the Fred Kavli. Worth noting because it is the kind of booking that used to route to Los Angeles first and Thousand Oaks second, and that order has flipped more than once this year.
The Labor Day show at Conejo Community Park closes the concert series with a 90's Rock Show tribute on Monday, September 7, so August is the last full month of the outdoor season.
The Beach Bus footnote
One quiet deadline: the summer Beach Bus runs Monday through Saturday from June 15 through August 8, with two round trips daily. It leaves from the Borchard Community Center parking lot and the Thousand Oaks Teen Center, drops at Zuma weekdays, and runs Saturdays to Harbor Village and Harbor Cove Beach in Ventura. If you have been meaning to try it before the school year lands, the window closes the same weekend as the beer festival. This is the 13th year Thousand Oaks Transit has offered the service, which is a reminder that some of the best civic infrastructure in this city is the least advertised.
What is actually changing between the concerts
Now the part of August that will not be on any events calendar.
The stretch of Thousand Oaks Boulevard between Moorpark Road and Hampshire is in the middle of a tenant reshuffle that will be visible to anyone driving it daily by the end of the year. A short, unromantic table is the clearest way to see it:

A few of these are worth pausing on.
The Erewhon at The Lakes is the one most residents will notice first. The Southern California organic grocer is taking over the former Lassens space at 2150 E. Thousand Oaks Boulevard for its first Ventura County location, according to a recent liquor license application, with a summer 2026 opening. Erewhon is a Certified B Corp and Certified Organic retailer founded in 1968 with ten Southern California locations before this one. Whether you consider that a welcome addition or a signal about which way rents are trending on the east end of the boulevard depends on which side of the parking lot you park on.
The Yard House proposal at The Collection is the more structurally interesting one. The permit was filed May 19 and is under city review, and it would demolish the existing two-story office building across the parking lot from Dave & Buster's and Nordstrom Rack, replacing it with a restaurant featuring outdoor dining, a beer garden, and updated parking. The same property is under review for a 1,025-square-foot Dutch Bros drive-through on a 0.9-acre pad at Hillcrest and Conejo, with a future K9 Resorts Luxury Hotel shown on the upper level. Three concepts, one parcel, and the office use retreating. That is not a rumor, it is a plan set.
The 1771 E. Thousand Oaks Boulevard address is the sentimental one. La Poblana Mexican Grill is opening its second brick-and-mortar there, next to the 7 Eleven at Los Feliz, in a 600-square-foot spot that originally opened as Tastee Delite in 1966 and later ran as Mr. G's, Mary's Coffee Shop, Zorba's, and Chef Burger. Same footprint, sixth or seventh identity. If you are the kind of resident who tracks which corner used to be what, this is your address.
Two coffee moves round out the shift. Laidrey Coffee Roasters announced its fourth location will be in Thousand Oaks, with timing likely late 2026 or early 2027, and Paris Baguette is coming to 650–658 N. Moorpark Road as the first location in Thousand Oaks, with the nearest existing shops in Woodland Hills and Northridge. Add the previously reported Cotti Coffee at The Village at Newbury Park to the wider picture and you have four new coffee concepts inside a ten-minute drive.
A pattern worth naming
The concerts, the night market, and the Beach Bus are the parts of Thousand Oaks that read as unchanged. That is the source of their appeal. The boulevard is the part that is changing, and the changes are not landing at the trophy corners. They are landing in the pads and the second-generation restaurant spaces, in the buildings people stop noticing.
When a city's tribute-band calendar looks identical to last summer and its retail map does not, the retail map is the story.
For a resident, the practical read is this: the places you already love to walk to in August are safe for another season. The list of places you did not know were changing is longer than usual, and most of them are within a mile of the freeway.
